Is this a s10.7 planning certificate?

No, and it never claims to be. It is a live read of public sources. A s10.7 certificate is issued by a council and carries legal weight; this carries receipts. Use it to do the work faster, not to replace the certificate.

How current is the data?

As current as the register — your browser reads the government endpoints directly, with no database and no nightly harvest, and every card stamps the minute it was read. One caveat we state rather than hide: that timestamp is when we read the register, not when the register was last updated. Some layers are years old at source, and each one says so.

Does it use AI to produce the numbers?

The register engine, no — it is deterministic: a parser, a scoring function, and arithmetic against named clauses. Same address in, same answer out, and no model anywhere in that path. Paid plans add features that do use AI, clearly labelled as such: the Rulebook — the clause-by-clause read of the LEP, the SEPPs and the council DCP — draws its conclusions from receipts the engine has already produced, and document extraction reads title deeds and certificates. Anything a model produces carries its own receipt and its own confidence — an AI-read value is never presented as a register read.

What counts against my monthly address cap?

One address, once, per billing month. Re-opening the same address inside that month never counts twice, and an address that fails to resolve is never counted at all.

What happens if I go over the cap?

Nothing breaks and nothing auto-charges. Addresses past the cap draw from your pay-as-you-go credit at $0.20 each. If credit runs out, lookups stop rather than silently billing you.

Does my Excel or Word template get uploaded?

No. It is unzipped, edited and re-verified in your own browser. There is no upload, so there is nothing to log and nothing to leak. Every part of the file you did not ask us to change is copied through byte-identical, and the output is re-opened and checked before you are offered the download — if any of that fails, you get no file.

Do I have to install anything?

No. The bookmarklet reads the address off the page you are already on using only your text selection and the page title, and writes nothing into that page. If your browser policy blocks bookmarklets outright, the same panel runs as an ordinary page — paste the address in.

Which states does it cover?

NSW today. The connector registry is a JSON file of endpoints and clauses, so adding a jurisdiction is adding data rather than writing code — but we will not claim a state until its sources are actually in the registry and tested.

Can I cancel?

Any time, from Billing. You keep full access to the end of the period you already paid for, then the account reverts to pay as you go. Your API key and any remaining credit stay live.
